Randy Sutton

CIO

Randy Sutton serves as Chief Investment Officer of Chartwell, where he leads the firm's investment strategy through disciplined deal sourcing, underwriting, and execution across acquisitions and developments, while overseeing portfolio performance and capital allocation. He works closely with capital partners and internal teams to ensure investments align with the firm's objectives and deliver targeted returns. With nearly a decade of institutional real estate experience spanning acquisitions, asset management, financings, and dispositions, Randy brings a cradle-to-grave understanding of the investment lifecycle that balances rigorous risk management with a clear focus on value creation and upside realization.

Most recently, Randy served as Vice President of Acquisitions and Asset Management at Sunstone Two Tree, where he directed more than $100 million in multifamily acquisitions across 800+ units and helped oversee a diversified portfolio exceeding $650 million, comprising 2,500+ multifamily units across 12 build-to-rent and conventional assets, as well as office and industrial properties nationwide.

Prior to Sunstone, Randy was at Bridge Investment Group, where he focused on underwriting, acquiring, and managing multifamily investments totaling more than $380 million across approximately 5,200 units, with a concentration in value-add and workforce housing strategies across the Western United States. He also supported dispositions exceeding $238 million during his tenure.

Randy holds a Bachelor of Science in Finance with a Real Estate emphasis from Brigham Young University's Marriott School of Management.
